About six months ago my boyfriend and I rented a house. It was a pretty nice house, equipped with a loft, cathedral ceilings, hardwood floors, three bedrooms and two bathrooms. It had a large fenced in back yard, nice shady trees and a quaint patio.
The lady who owned the house was desperate to get out, so she was willing to rent it out to us for cheap- $550 a month.
Why was she desperate to get out? Well, she's a crackhead (I was shocked to realize that crack is a problem even in small town America). She also has a problem with hallucinations (which may or may not be related to her crack addiction). She believed that her ex-husband was stalking her and peeping into her windows. She believed the house was haunted. She believed a woman lived in the crawlspace beneath the house.
So we took advantage of her crack addiction and propensity towards insanity, and we agreed to rent the house from her. I drew up a nice lease (pretty much copied one of my old leases), we signed it and had it notarized, shortly thereafter we moved in.
We quickly discovered that the toilet in the master bathroom didn't work and the bathtub and sink in the main bathroom didn't work. So we could crap in one bathroom and wash up in the other. Kind-of annoying, but who cares, we were only paying $550 a month.
Then we started to have these weird ghost things happen (http://www.ubersite.com/m/84628). I've gotta tell you, now that some time has passed, I feel pretty stupid about believing in ghosts, but at the time it felt very very scary.
We could deal with those things, it was worth dealing with them.
Until we discovered the plumbing problem. I'm not sure what exactly was wrong with the plumbing, but there was SOMETHING HUGE wrong with it.
After someone took a shower the entire house would smell like poop.
If two people showered in a row, the living room floor would get spongy underneath the wood.
Then the awful thing started happening: Both toilets would simultaneously barf up sewage for no apparent reason. The first time this happened I was in the kitchen getting into some pudding, and I heard WOAHAHAAHAHHAALLLL. I ran to the nearest bathroom and was face to face with a possessed toilet. The sewage was literally SPEWING up out of it!! I ran to the other bathroom, more spewing sewage!
So I started crying. Then I grabbed some towels and threw them on the bathroom floors, hoping to contain the horrid horrid mess. It took the entire day to clean it up.
Seriously people, there is nothing grosser than sewage in your home.
After this happened for the second time, we called the landlord and told her that there was a huge problem. She refused to fix it claiming that it was our fault.
As we were busy checking our options (lawyer? Moving? Murder?) someone knocked on the door.
"Is Nancy here?" asked a man who's image was so close to that of the stereotypical door-to-door salesman that I couldn't help but peer around, looking for his vacuum or set of steak knives.
"No, she doesn't live here. We're renting from her. Can I take a message? I can pass it along to her."
He pulled at his thin red tie, coughed, and handed me an envelope addressed to the landlord. He asked if I'd pass it along, and said, "Good Day" as he turned on his heel and walked away.
The letter wasn't sealed (well, it was only a LITTLE BIT SEALED), so I opened it.
She hadn't paid on her mortgage in over five months. The bank was taking the house back. It was a notice to vacate immediately.
Well fuck me! Erik went out to check the mail as I dug around for Nancy's phone number. Just as I found her number, Erik handed me an envelope. It was a letter addressed to me, from Nancy.
The handwriting was so perfect it was almost childish. She stated that she was raising our rent to $700 a month, and that the lease was null and void because taxes went up.
Hey, don't ask me about a crack heads logic.
The rest of the story involves me on the phone yelling at a crackhead, a crackhead yelling back, various hang-ups and call backs, threats, so on and so forth.
Since she stated (in writing) that the lease was null and void, we decided to just go ahead and move out.
It was very difficult to find somewhere else to live. Like I said before, we live in Small Town America. There are exactly two apartment complexes in the area, neither of which allow dogs. We would have to find another house. One that allowed dogs and wasn't owned by a crackhead.
We realized that it was obviously a silly mistake to try to use a crackhead to save money. Shit just doesn't work that way.
After much gut wrenching, stressful searching, we finally found a cute little (professionally managed) house in our area. They were asking $800 per month, which was just above average for the area.
But it had a washer and dryer, and... it allowed dogs, and... it wasn't shitty. Plus, the landlord seemed very nice, professional, experienced, etc etc etc...
He pointed out some of the minor problems with the house, which would be fixed before we moved in, or shortly thereafter:
The window on the back door was loose. The door needed to be replaced.
The ceiling fan in the dining room was wobbly and old.
The gutters were a bit bad.
The porch awning was coming apart and needed to be fixed.
There was a round dirt hole in the back yard for no apparent reason.
We've been here two months now, and nothing has been fixed. Things are actually getting worse. The glass window on the back door fell out and broke, birds began nesting in the porch (thereby making the small problem into a huge obviously noticeable problem), the gutters are ridiculous looking, the dirt hole is still there and we're missing screens for some of the windows.
Three weeks ago I called about these things. I was told that he hadn't forgot about us, and he would go to Home Depot today to get a new door, a new fan, and various other things he'd need to fix the problems.
A week later- still nothing. I called back, letting him know that the backdoor was OBVIOUSLY not secured, and we were a bit worried about someone seeing it and taking advantage of the fact that it was OPEN AT ALL TIMES! Plus, with the window in the door missing and the various screens missing, we had to choose between hot and mosquitoes.
A week later, still nothing! I called back, telling him he could just buy the things we needed and drop them off, and we'd go ahead and fix things. Or, we'd buy them and just deduct them from next months rent.
"No no, I haven't forgot about you, I'll be taking care of it shortly!"
Now it's fucking Wednesday and raining and GOD DAMN RENTING HOUSES.
FOR FUCKS SAKE! I'm going to go call him again right now. Oh, I forgot to mention something. The day after we moved into the crackheads house, someone came to the door. It was probably around 10pm or so.
"Is Nancy here?"
"No, she doesn't live here anymore."
"Oh... is Suzie here?"
"No, we're renting this house, so nobody you know lives here."
"Oh... so uh, I got some money, you wanna go in on some crack?"
"No, thanks" I said, and closed the door.
I said NO THANKS to someone propositioning me with CRACK COCAINE! It was my closest encounter with crack, ever.

Golly gee, ya'll yankees shure know how to live all expensive-like.
That's exactly why I live out in the boonies. I'll trade a long (eh, 20 mins) drive to town, even with fuel prices as they are, for being able to rent houses for under $600. For $800/month, I could find a 1,800-2,500 sq.ft. house built within the last 20 years or a farm house, maybe newer and/or bigger. In a county where 30% of the population is seasonal or transitional (Va. Tech and Radford University have a combined total of 40,000+ students, there are jobs here, too. You just have to take the three-step program:
1) Get a job - any job.
2) Wait until students leave for the summer.
3) Get a better job.
Granted, real estate is skyrocketing here. My parents bought our 21-acre farm for $39k in '89. It appraised last year at $235k.
If I had to point to this, I've lost it...
Oh yeah: The brown spot is from a kiddie pool or one of those turtle sandboxes. The ground has become compacted and grass probably won't grow there for awhile unless you aerate the soil and re-seed. Or, it could just be where the previous tenant dumped the byproducts from their meth lab.
Seriously though, the backdoor should be covered under sub-standard housing laws (check your slum-lord laws) in your area. If he continues to refuse to take care of that, you should be able to take care of it yourself and deduct it from the rent with/without his implicit consent. Check with your housing authorities first, though, as I'm sure the laws vary from locality to locality.

Bob, yes, someone had tried explaining the gooseneck thing to me, something about releasing pent up air or gas. We don't even have the frames for the screens for the windows. The landlord said he has them at his house.
Anyway, he called yesterday and made an appointment to come fix things (including putting in a new bathtub and possibly hiring someone to redo the siding) on Saturday. I have the feeling the siding will never happen, he seems like one of those guys who over promises and under-delivers.
Dan, prices about half an hour from here (in Ann Arbor) are about in that range. I was paying 1200 for an apartment at one point. Duplexes in A2 are about 1200. There aren't many houses for rent there, since everything is broken up into apartments for college kids.

They look like fairly easy, cosmetic fixes. A few nails, a ladder, and a new steel door ought to do the trick. You can buy replacement screen material to fix the windows.
The grass looks like either a sandbox or something was there, or a gas leak.
A new gooseneck in the sewer connection would have probably fixed the problems at the crackhead house.

The dead patch was probably one of those little kiddie pools.
Slap a 5 dollar peice of cardboard on the door to close the hole...for now.
Buy some painted finish nails and smash that fucking peice of fascia trim back on
and screw mosquitos, be tough, pump iron, and eat a lot of B vitamins and asparagus and they'll think you're bad ass and leave you alone.

the dirt hole will probably have been casued by a leaking petrol lawnmower.
I had that once, you have to dig around it an to a depth of about four feet and get some topsoil to fill the hole.
Reseed/turf and you are good to go.

I just went out, got a mortagage for $210 000, put %25 down in cash and bought a condo overlooking a city park. No landlords, no rent, no crackfucks, no headaches.
Except for the one I'll have tomorrow morning after the Oilers demolish whatever that team's name is that we're playing the Stanley Cup Final.

What? The bathtub is the least of my worries. (The bathtub is one of those overlay bathtub things that you put over the original crappy bathtub, and the plastic is cracked a tiny bit).

The schools in that area seem to be alot better than the area that you are looking to move to. I guess that is something I would consider when looking to move that you would not because I have childern.

In Baltimore City they have alot of crappy townhouses that have been made into apartments, so if you rented one of those place it would not be like renting an actually townhouse. In owings mills the average cost for rent is about 1500 a month for a three bedroom apartment not a townhouse. Owings mills is not a great place to live and the schools are crap. I have seen signs for new townhouses in Owings Mills that are right up against the street and have no yard in starting between 350,000 and 490,000 for someone looking to buy.

well i'm pretty sure it was along the lines of an apartment. i was flipping through the papers in aberdeen and baltimore and on the cheap end i realized you could live on your own if you had two part time fast food jobs. it didn't sound like a golden opportunity to me but it was a possibility. unlike here, where a two bedroom 1000(maybe) sq ft apartment (ie the top floor of a house) around my dad's place is about 1300/mo. the sad thing is the property value is so overpriced around stamford and ct in general that it's actually more worth your money to rent than it is to buy. you actually get ripped off less even if you're not building equity and crap.

Buying at the end of the lease is not a bad idea. If nothing else, you would know exactly what all was wrong with it. Would this guy let you make the repairs and then knock the amount of money you spend on it off the next month's rent?
I think Detroit is the weak link in Michigan. I heard something about Detroit having the worst economy of any major US city next to New Orleans. It could also explain why you can't find a job.

As far as me not finding a job, yes it's probably the economy. I've done everything I could to find something, and it's much more difficult than it has ever been in the past. My resume is pretty solid for the field I'm in, but I can't even get a call back, let alone an interview.
Whenever I search monster or craigslist or any of those sites, I get a few "good" listings, and a plethora of the "work from home" crap. Just now I did a few searches in other states, and there is a noticeable difference in available jobs.
I hate that I just said that because I know it screams "excuses!" and "victim!".

The only thing I'm pretty sure about is the dirt hole and that there used to be a tree there which was dug out. I had been living in the city for almost 10 years, I just moved back to the area when we rented the first crackhouse.
We're somewhat considering moving out of state, but right now there's some stuff that makes us have to stay, but... possibly in the future.
I DO miss the city. It's fucking boring out here.

Have you thought about trying to buy a house? You could get a $120k house for around $850-950 a month depending on the interest rate you get and how much the tax and insurance is in your area. Plus you can deduct the interest payments on your taxes and that effectively makes it cheaper.
We bought our house when the house we were renting sold and the bank sent the payment booklet to us by mistake. We were in a duplex and clued in that our rent was the house payment so the other side's rent was going to repairs and by "repairs" I mean profit.

I've thought about it. I actually was a mortgage banker for a good-while, and I was approved for a 100k loan (my income alone), with 0% down (I only had a few thousand to cover closing costs at the time), 6.25 rate... but the kicker would be that I'd have to pay PMI, which would bump my mtg payment up nearly 200 bucks.
But now I'm not working, and we're living off of my boyfriends paycheck and my unemployment, and I can NOT find a job for the life of me... so we'd never get approved because of our income.
However, the landlord to this place said he'd sell it to us at the end of the lease for 100k, 4k down, on a land contract, which would mean no PMI.
So, that is the option that we are seriously considering.
Besides the minor shit wrong with this house, everything else seems good (plumbing, structure, roof, etc).

I know exactly what you're talking about though, it's crazy expensive around here. It took a good chunk of time for me to find a suitable (i.e. not crack infested) yet affordable. If you had to move in a pinch around here, you'd be screwed big time.
I'm so excited to leave my shithole apartment. Guinness will have her own fenced yard and everything.

I had a friend that named his guiness, and it seems like more of a boys name, but great name either way. If it was under an hour I would make it, if for nothing else than to see a more po dung part of MD than what I live in.

Hmm... seems a bit bigger than that. I'm not sure though, that's a very good posiblity, I'd say.
The size of the dirt hole is about the size of... I don't know. Maybe a bit bigger than a large plastic kiddie pool?

Have you thought about trying to buy a house? You could get a $120k house for around $850-950 a month depending on the interest rate you get and how much the tax and insurance is in your area. Plus you can deduct the interest payments on your taxes and that effectively makes it cheaper.
We bought our house when the house we were renting sold and the bank sent the payment booklet to us by mistake. We were in a duplex and clued in that our rent was the house payment so the other side's rent was going to repairs and by "repairs" I mean profit.

Renting is awful, just awful. I do prefer the apt scene because in this area they are nearly all I'm so excited to leave my shithole apartment. Guinness will have her own fenced yard and everything.

If I had to guess, I'd say the price of rent is lower in michigan because of the real estate market, for one (everyone and their brother is trying to sell, and if they cant sell they jsut rent out their house and move into the new one).
Also, the rate of appreciation in this state is one of the lowest in the nation.
The economy sucks, too. I'm going to look up economy stuff now and see where Michigan falls.

Of course, I'm paying $800 a month for my widdle two bedroom apt, and that is a STEAL in this area. I don't think you can rent a house 'round these parts for under $1200 a month.

I know exactly what you're talking about though, it's crazy expensive around here. It took a good chunk of time for me to find a suitable (i.e. not crack infested) yet affordable. If you had to move in a pinch around here, you'd be screwed big time.
